Howard Hughes refinances Village Green at Bridgeland Central

Affinius Capital provided the $35 million loan to refinance the nearly fully leased 198,000-square-foot, Class A mixed-use project in Cypress, Texas.

Affinius Capital funded a $35 million loan to refinance Village Green at Bridgeland Central, a Class A mixed-use commercial development in Cypress, Texas, according to ConnectCRE.

The property totals about 198,000 square feet and was completed in 2025, with the retail component anchored by H-E-B and a three-story office building that is nearly 100 percent leased.

ConnectCRE said Village Green at Bridgeland Central includes a 149,000-square-foot retail center and a 49,000-square-foot Class A office building, which is the first full mass timber office development in the greater Houston area.

The office project is designed to pursue LEED Gold and Fitwel certifications, and JLL arranged the financing, with support from Colby Mueck, Kelly Layne, Jack Britton, and Scot Sarlin.
