Dallas Stars arena district in Plano to add up to 2M SF of office
Plano says the 90-acre $3B mixed-use redevelopment at The Shops at Willow Bend would raise its Class-A office supply by more than 7% and aims to attract relocating companies amid tighter vacancy.
Bisnow reports the Dallas Stars plan for a $3B sports and entertainment district in Plano is expected to reshape the city’s office market by adding up to 2M square feet of new trophy office space, with little new Class-A supply having been delivered since 2024.
The project, centered on a 90-acre mixed-use site at The Shops at Willow Bend, is expected to increase Plano’s Class-A office inventory by more than 7% and also bring two hotels, nearly 1,000 residential units, and more than 200,000 square feet of retail, restaurant, and entertainment space, according to the developers.
Plano economic development director Michael Talley said the district’s amenities can help the city compete for companies by offering convenient places for employees to eat and socialize near where they would work.
Bisnow also notes that the influx comes as Plano’s Class-A office asking rents rise with vacancy falling from just under 22% to below 19% year over year, and nearly 426,000 square feet has been leased through the first half of 2026, while other submarkets across the Dallas Fort Worth metro are seeing strong demand for top-tier space.
