Stack Infrastructure buys Culpeper data center site for $66.4M
The 71-acre Culpeper Technology Park site carries by-right zoning for data center development and sits in a county-designated data center corridor with power and fiber access.
Blue Owl Capital is expanding beyond Northern Virginia’s Data Center Alley, after its data center operator, Stack Infrastructure, bought a 71-acre development site in Culpeper, Virginia, for $66.4 million, Commercial Observer reports.
The property, Culpeper Technology Park at 15140 Keyser Road, was purchased from RACM, with the deal valuing the land at more than $935,000 per acre, Greysteel arranged the sale and announced the transaction Tuesday.
The site is located in the Culpeper Tech Zone, a county-designated corridor intended for data center development that includes significant power infrastructure and electrical capacity. It also features by-right zoning and access to multiple fiber networks, and the county offers tax incentives.
Commercial Observer also notes that Greysteel said Culpeper has shifted to an institutional-grade destination as Northern Virginia supply tightens, and it cited the growing demand for entitled, power-proximate land. The story adds that Blue Owl has been deploying capital into digital infrastructure, including providing $975 million in June to recapitalize a newly built, fully leased data center in Data Center Alley.
