Thinking Machines Lab leases 21,500 sf at 79 Fifth Avenue in NYC

The AI startup will take the entire fourth floor of the 18-story building near Union Square, with asking rents slightly above $100 per square foot.

Artificial intelligence research startup Thinking Machines Lab is opening its first New York office after launching in San Francisco about a year and a half ago, Commercial Observer reports.

The company has leased 21,500 square feet at Kalimian Properties’ 79 Fifth Avenue, located one block west of Union Square. The deal terms were not disclosed, but asking rents in the 18-story building are slightly above $100 per square foot, according to a source familiar with the transaction.

Thinking Machines Lab will occupy the entire fourth floor of the property. The building also houses Capgemini America and Hulu, as well as The New School, while Free People is on the ground floor, the outlet said.

Thinking Machines Lab was founded in early 2025 by Mira Murati, a former chief technology officer at OpenAI, to design specialized AI models and tools for researchers and businesses to train their own models. Commercial Observer also noted the company reached a $12 billion valuation in July 2025.
