Brooklyn's The Hall Complex cleared for office, homes and synagogue

The latest plan for the 2.6-acre Clinton Hill site includes a 159,000 SF, 13-story office building plus an 84-unit mixed-use project, after the shelter use ended.

Bisnow reports that YS Developers, led by Yitzchok Schwartz, has filed updated plans for Brooklyn's The Hall Complex on a 2.6-acre site in Clinton Hill, signaling a shift from earlier full-block redevelopment.

The new filings call for demolishing six existing buildings and building three ground-up developments with office, residential and religious uses. The largest component at 33 Hall St. would be a 159,000 SF, 13-story office building, with a synagogue in its base, including separate men's and women’s shuls, and terraces on the seventh and 13th floors.

At 1 Hall St., the developer is planning an 84-unit, 208,000 SF mixed-use building, with commercial space on the first of 15 floors, along with a lobby, package room and bike storage. A twin 15-story project at 4 Ryerson St. is also planned with 84 units, and each building would include parking details, including an underground garage with 48 spaces for the 1 Hall St. component.

The story also notes that not all of the complex would be demolished, with earlier plans already filed to convert 14 Ryerson St. into 89 units and to convert the first floor of 313 Park Ave. into six units. The site was purchased by YS Developers from RXR for $121.4 million in April, after RXR bought it in 2016 for $160 million and invested an additional $100 million to renovate it into a commercial hub, The Hall, before pandemic-related plans changed when the property was used as a temporary shelter that closed in March.
