eXp shuts mortgage JV with Kind Lending, plans new venture with Newrez

Success Lending originated about $270 million in mortgages year to date and produced $526.5 million in 2025, figures that will shift as eXp moves its mortgage strategy to a planned partnership with Newrez.

eXp World Holdings is ending its mortgage joint venture with Kind Lending, known as Success Lending, and is exploring a new joint venture with Newrez, the companies confirmed to HousingWire.

The brokerage said Success Lending’s owners made a mutual, strategic decision to wind down the partnership. eXp also cited excitement for the next chapter in its mortgage strategy, while Newrez said it and eXp are exploring the potential formation and plan to share more information when they can.

HousingWire reports that Success Lending originated about $270 million in mortgages year to date, according to InGenius. In 2025, Success Lending’s production was $526.5 million, down from $658 million the prior year, with 113 sponsored loan officers across 22 active branches as of Wednesday, per the Nationwide Multistate Licensing System.

The report also notes that mortgage-lender and brokerage joint ventures have expanded in recent years, but firms have re-evaluated these agreements amid margin pressure and a competitive landscape. Success Lending was formed in 2021 by eXp’s parent company and Kind Lending, which was founded by industry veteran Glenn Stearns and had $7.5 billion in production in the first half of the year, according to Inside Mortgage Finance, while Newrez is described as a larger lender.
