GIC and Orange Capital Partners seek new investors for housing JV

The talks center on bringing in investors to take a 25% to 50% stake, targeting a joint portfolio value of about €8B to €10B.

Sovereign wealth fund GIC and Orange Capital Partners are in talks with new investors to expand their €4B residential property partnership, according to Bisnow, which cited Green Street News. The discussion is focused on adding capital to push the venture's portfolio value to an estimated €8B to €10B.

Under the proposal discussed with a small group of investors, they would buy a 25% to 50% stake in the partnership, while GIC would retain its share. The partners have approached long term investors, including sovereign wealth funds, to support the planned growth.

The joint portfolio includes rental homes across the Netherlands, Denmark, and Ireland, and the partners are targeting expansion into additional European markets including France, Germany, and Spain. Orange Capital Partners, founded in 2014 and based in Amsterdam, manages about €5B of real estate, primarily affordable rental housing in northwestern Europe.

In 2024, the joint venture sought €900M of debt to refinance the Dutch portion of the portfolio, as described in the report.
